The Oregon State Beavers have become one of the strongest college football programs in the Pac 10 behind the direction of Mike Riley. Expectations are at an all time high with 15 returning starters back for the 2010 campaign. The Beavers have saw their Rose Bowl chances dashed by rival Oregon the past two seasons. With star RB Jacquizz Rodgers leading the way, it is Rose Bowl or bust in 2010. Oregon State is a co-favorite with Oregon at +250 to win the Pac 10. OSU utilized used their effective running game to setup huge plays throwing the ball in 2009. QB Sean Canfield broke the school record for completion percentage, hitting on an amazing 68% of his passes. He also threw for 3200 yards and 21 scores showing enough to pro scouts to be drafted. Ryan Katz was leading the race to replace Canfield after spring practice, but Virginia transfer Peter Lalich will offer competition at the position. Whoever wins the start job will have the luxury of handing the ball to one of the best running backs in the nation. Jacquizz Rodgers burst onto the college football scene as a freshman with a 186 yard performance against USC. He has not slowed down since, rushing for 1440 yards and 21 touchdowns (school record) last season. The Heisman contender is not the only Rodgers’ making noise for the Oregon State program. Brother James is a very good player in his own right, leading the Beavers in receptions last year with 91 for over 1000 yards and nine touchdowns. Both are used in the passing and running game as this offense is creative enough to find multiple ways to get them the ball. TE Joe Halahuni is a name to watch during Pac 10 play. The 6’2 junior caught 35 passes and is a viable threat down the middle of the field. With a new quarterback in play, the 271 passing yards/game a season ago could dwindle but this will still be a tough offense to contain.

Defensive coordinator Mark Banker heads up a unit that was respectable against the run last season, but gave up too many big plays through the air. Seven starters return and will try to improve on the 25 points/game they allowed in 2009. The most talent on this side of the ball is in the secondary and also at defensive tackle. Safeties Cameron Collins and Lance Mitchell are two of the finest the conference has to offer. Mitchell is the leading returning tackler with 72 stops and a team leading three interceptions. DT Stephen Paea is the main reason Oregon State is so solid against the run. He will be playing on Sundays next year and has already received many accolades for his play last season. The linebackers might be the largest concern for coaches. Keith Pankey is recovering from a torn Achilles and his status is uncertain for the upcoming season. They do have two young guys that could step into starting roles as Michael Doctor and Shaydon Akuna have a lot of upside. This unit should be much stronger this season and will need to increase the amount of sacks they collect (only 17 in 09) by dialing up the pressure.

Mike Riley turned down an offer to coach USC during the off-season and this team might be the reason why. The schedule is brutal though as two of the non conference games include a neutral site contest with TCU and a road trip to Boise State. USC and Oregon have to come to Corvallis late in the year with likely conference title implications on the line. The Pac 10 is wide open this year with sanctions brought down on USC and Oregon losing their top quarterback. I am a little wary of the quarterback situation, but I still believe this team is good enough for 9 wins.

Let’s take a look at the Powerball statistics.

The odds of winning the Oregon Powerball are 1:195,249,054.  If that number seems staggering then you are correct.  This lottery has the worst odds of any lottery in America.  I use expected value to determine when the best time to play the lottery would be.   This means that the Powerball would have to be over 0 Million to justify playing.  So you should avoid it.

A little bit on expected value:

Expected value is defined as the expected value of your dollar based on your odds of winning or gaining money.  This is commonly used in business but it can be applied here.  Now when you have an expected value of 1 when playing the lottery, you could technically buy every single different combination of numbers and break even.  The problem with this is that when using expected value, you are never certain if you are going to be the only winner and would have to split the prize.  This is why I only use expected value as a guide.  A guide for what? 

Setting up a budget:

I suggest that you set up a lottery budget where you would put aside the money that you would be playing every week and play it in one big clump when the lottery reaches an appropriate expected value.

Moving on to the Best Oregon Lotteries:

Oregon Megabucksis a really good alternative to the Powerball.  The odds of winning are about 30x better than the Powerball and the jackpot can still get to be quite large.  The trick to this game would be to play your lottery budget when the Oregon Megabucks reaches 4 Million.

You should also consider playing the Win-For-Life game.  There is something different that you have to consider when playing this game because it is impossible to determine expected value on it.  How long do you expect to live if you win?  That might seem like a morbid question, and it is.  If you are elderly or have a terminable disease or just like to walk in traffic then you shouldn’t play this game.  In order to play you should expect to live for at least another 33 years.  Don’t get me wrong this is still a great game to play.  There are other version of this game around the U.S. and this one has the best odds.  Other games would need you to live upwards of 70 years after playing which is just ridiculous.

Bend Oregon Real Estate – A Buyer’s Market

Real estate prices in Bend have been going up steadily over the last five years. According to statistics from the Multiple Listing Service of Central Oregon home prices have almost doubled in the last four years. The MLS shows that the number of sales of homes in the third quarter of 2006 was down 19.32%. However the average sales price was up 25.09% during the same period. These statistics can be misleading because of the lag time of the new home sales and the final closing date.

Some new homes are put under contract before the foundation is poured. This can leave 6 to 12 months before the home is completed and closed. All statistics from the MLS are based on the “Sold” date. Therefore these statistics are skewed. The sale is not reflected properly.

Prices are actually coming down this fall and probably will continue through the winter as the inventory continues to build. It is taking longer for homes to sell and there are more homes for buyers to choose from.

The real estate markets in California, Arizona, Florida and other key states are leading indicators on how the market in Bend will do. In1989 real estate values in Bend jumped 35%. Out of state buyers from California, Florida, Arizona, Washington State and other hot markets were selling their homes for large profits and moving to Bend to buy larger homes. 1990 and 1991 saw the out of state markets dry up with prices falling. The Bend market followed these markets before it picked up again.

This winter is the time to buy real estate in Bend. There are homes on the market now that have been substantially reduced with seller’s willing to take any reasonable offer. Some homes are vacant and can be bought with a lease-purchase. We look for the market and prices to pick back up next spring.

A report recently released by the Federal Deposit Insurance Corp., or FDIC reported that Bend is the 35th fastest growing job market in the country for the second quarter of 2006, wit a job growth rate of 4 percent during that period. The FDIC reported sales activity in Oregon fell 12 percent in the same quarter.

Building permits for single family homes have been constantly falling but the pace of building takes a while to slow down from the torrid pace of 2005. Builders have to develop the lots, get permits and start the construction. Construction of the average homes takes about six months. There are still new homes coming on the market today that were in the planning stages in 2005.

Some builders are also starting to offer more incentives if you buy one of their homes. Upgrades in appliances, floor coverings, wood work, landscaping and other aspects of construction are now free. Some builders are also willing to pay points in order to help buyers qualify for lower payments on their loans.

The National Association of Realtor’s chief economist, David Lereah, predicted that sales through the rest of 2006 will be lower than earlier predicted. “This year, sales are slowing, homes are plentiful and sellers are negotiating,” Lereah said. “Under these conditions, we will probably see prices dip temporarily below year-ago levels as the market works through a buildup in housing inventory.”

The Central Oregon Association of Realtors is the best place to track the home sale statistics in Bend and Central Oregon. You can find these statistics on their web site. Keep in mind that these statistics include many new homes that were put in escrow months before the official closing date.

If you are a real statistics buff you can go to the web site of the Office of Federal Housing Enterprise Oversight. It has a housing price index for all states individually, a house price calculator and other useful tools. However, keep in mind that these reports lag behind reality somewhat. Real estate prices in Bend are falling now and will continue through the winter.

Interest rates are still low and gas prices are falling, all good signs that the real estate market in Bend will be picking up next spring. If you have ever thought about buying real estate in Bend Oregon now may be the best opportunity you will have in a long time. There are some good buys in today’s market. Look for prices to start going up this spring.

2010 Oregon Football Predictions

2010 Oregon Football Predictions

The Oregon Ducks took home the Pac-10 title in 2009 after going 8-1 in conference play. It landed the Ducks in the Rose Bowl against Ohio State, but they were unable to take care of the Buckeyes and lost their final game of the season. Oregon finished up with a 10-3 overall record, and figure to be one of the top teams in the Pac-10 again this season with 17 starters back. Here is quick breakdown of what the Ducks will send to the field this season, plus my prediction on where they finish the season in the Pac-10.

Offense:

The Ducks would without question be the favorites to win the Pac-10 again this season, if starting quarterback Jeremiah Masoli had not been suspended. That leaves the Ducks searching for a replacement, and it looks as though it will be sophomore Darron Thomas who wins the job.

The Ducks have averaged over 230 yards rushing in each of the past three seasons, and that doesn’t figure to change in 2010. Oregon gets back sophomore running back LaMichael James, who had a phenomenal freshman season rushing for 1,545 yards and 14 touchdowns. I believe we are going to see a monster season from James in 2010.

Oregon’s only loss in the passing game comes at tight end, where they must find a replacement for Ed Dickson, who finished second on the team with 42 catches for 551 yards and six touchdowns in 2010. It appears as though junior Brandon Williams will get first crack at taking over for Dickson this season. At wide receiver the Ducks return all three starters from last season, led by senior Jeff Maehl, who had a team best 53 catches for 696 yards and six touchdowns.

The Ducks will feature one of the best offensive lines in the country this season, as they return all five starters from last season. Senior left tackle Bo Thran is one of the best at his position in the conference, and the interior of the line is solid as well with two of the best guards in the conference in junior right guard Mark Apsper and sophomore left guard Carson York. This unit is a big reason why the Ducks figure to fly high this season.

Defense:

The Ducks have eight starters back on this side of the ball, but will have some questions up front, as they only get two starters back on the defensive line this season in senior defensive end Kenny Rowe and senior defensive tackle Brandon Bair. Look for senior Zac Clark to step in and start at the open defensive tackle spot, while junior Terrell Turner figures to start at the other end spot after finishing with 3 sacks as sophomore.

At linebacker the Ducks have one of the best middle linebackers in the conference in senior Casey Matthews, and will also welcome back starting weak-side linebacker Spencer Paysinger. The only change will come at strong-side linebacker, where senior Bryson Littlejohn is expected to make his way into the starting lineup. Overall one of the best linebacking corps in the Pac-10.

In the secondary the Ducks  figure to be strong with all four starters back from 2009. Senior Talmadge Jackson and sophomore Cliff Harris form a very nice duo at the two starting corner spots, and sophomore free safety John Boyett is one of the best young safeties in the country.

Pac-10 Prediction: 1st: I know a lot of people are going to have a hard time picking Oregon to win the conference without Masoli, but I think that the loss of Masoli is not going to effect this team as much as people think. The way this team runs the ball, it should be relatively easy for Thomas to come in and do the job this season. Get ready to see the Ducks in the Rose Bowl again this season!

Production in Hermiston will start with about 1000 acres of seed corn, which will be contracted with local farmers. Eventually that number will ramp up to 3000 acres and might include land in the Tri-City, Oregon area. Hermiston has a population of 15000. Pioneer produces more than 250 corn hybrids and has a presence in nearly 70 countries.
